Ryan Sullivan | LGBTQ+ Realtor Serving South Jersey

Ryan Sullivan South Jersey and South Florida Realtor

TOP LGBTQ Realtor Licensed in South Jersey and South Florida

I’m Ryan Sullivan, an openly gay Realtor licensed in both New Jersey and Florida, helping buyers, sellers, and relocation clients navigate real estate with clear advice, thoughtful strategy, and a personal approach. Some people find me because they are looking for a Realtor who understands their local market. Others find me while searching for an LGBTQ+ Realtor, gay Realtor, LGBT Realtor, or LGBTQ-friendly real estate agent. However you got here, I believe choosing a Realtor ultimately comes down to more than a search result. You want someone you trust. Someone who communicates clearly, gives you an honest opinion, does the homework, and understands that buying or selling a home is about much more than completing a transaction. That’s the kind of Realtor I try to be.

If you are specifically looking for LGBTQ-focused real estate guidance, you can explore my dedicated resources for South Jersey and South Florida.

Real Estate Is About Homes. But It's Really About People.

Ryan Sullivan LGBTQ Realtor in South Jersey and South Florida

I’ve built my real estate career around helping people make informed decisions during some of the biggest transitions in their lives. I’m licensed in both New Jersey and Florida, and my own experience relocating to South Florida has given me first-hand perspective on what it feels like to compare unfamiliar communities, learn a new housing market, understand different ownership costs, and decide where you can realistically see yourself living long term. My path into real estate wasn’t necessarily the traditional one. Much of my professional career has been spent in marketing, digital strategy, content, SEO, and lead generation. I’m naturally curious, I research things extensively, and I usually want to understand why something makes sense rather than simply being told that it does. It turns out those qualities translate pretty well to real estate. Buying or selling a home is a major financial decision, but it’s usually connected to something much more personal: a relationship, career change, relocation, growing family, downsizing, financial decision, new beginning, or simply realizing it’s time for something different. My role is to help you understand the real estate side of that decision so you can determine what makes sense for you.

Ryan Sullivan South Jersey and South Florida Realtor with Medical Provider husband, Justin Sullivan,

Being part of the LGBTQ+ community isn’t simply a niche within my real estate business. It’s part of who I am. As an openly gay man, I understand why some buyers and sellers specifically want to work with an LGBTQ+ Realtor or someone who immediately understands their relationship, family, or priorities without explanation. There’s a comfort that can come from not having to wonder whether you can simply be yourself. That’s why I’m proud that buyers and sellers find me while searching for terms such as LGBTQ+ Realtor, gay Realtor, LGBT Realtor, trans-friendly Realtor, queer-friendly Realtor, or LGBTQ-friendly real estate agent. But there’s something equally important to me: Being gay doesn’t automatically make someone a good Realtor. You should still expect excellent communication, local market knowledge, negotiation, strategy, marketing, responsiveness, research, and someone willing to advocate for you. Being represented matters. Being well represented matters just as much. That’s what I work to provide.

Real estate changes from one community to the next. A home in Collingswood is not marketed or evaluated exactly like one in Haddonfield. The same is true in South Florida, where Fort Lauderdale, Wilton Manors, Oakland Park, Hollywood, Pompano Beach, and Dania Beach each offer different housing types, ownership costs, neighborhood character, and market conditions. Those differences matter.

When you’re buying, I’ll help you objectively compare communities and properties based on the things that matter to your search.

When you’re selling, I’ll help you understand how your particular property fits within its local market, current competition, buyer expectations, and overall positioning.

Ryan Sullivan with Great Dane Moose

It would be difficult to introduce myself without introducing Moose, our Great Dane. Anyone who has ever lived with a Great Dane knows that simply calling one a "dog" doesn't quite explain the experience. They're enormous, affectionate, occasionally ridiculous, and somehow convinced they're much smaller than they actually are. Moose is very much part of our family. He's also a pretty good reminder that what people need from a home can be incredibly personal. Sometimes the fenced yard really does matter. Especially when your roommate is a Great Dane.

My professional background in marketing has a significant influence on the way I approach real estate, particularly when I'm representing a seller. Most buyers will encounter a property online before they ever walk through the front door. The photography they see, the way the property is presented, its positioning against competing homes, and the story the marketing tells can determine whether someone keeps scrolling or schedules a showing. That's why I don't believe a listing strategy should simply be:

Put the house in the MLS and wait.

I think about who is likely to consider the property, what differentiates it from the competition, what will capture attention online, and how we can communicate its strongest features. Different homes attract different buyers. The marketing strategy should reflect that.

Ryan Sullivan hiking in Yosemite National Park

Outside of South Jersey, one place has become particularly important to me, Yosemite National Park. I've returned to Yosemite over many years and have hiked almost every trail in the park, including Half Dome. There's something about Yosemite that never gets old. You can return to the same place and experience it completely differently depending on the trail, season, weather, and where you're headed that day. And I'm definitely the person who looks at a trail map and wonders what's around the next turn. Half Dome is probably the best example. It's challenging, it's a long day, and standing at the bottom doesn't make the destination seem particularly close. You just keep moving. Eventually, the view changes.

I don't need to turn hiking into a metaphor for everything in life or real estate. But I do think it says something about me:

I'm curious, persistent, I like a challenge, and I'm willing to do the work required to get where I'm trying to go.

You won't always hear what you expected to hear from me.

If I think a home is overpriced, I'll tell you. If I don't think spending thousands of dollars on a renovation before selling will give you enough return, I'll tell you. If I think you're about to overpay for a property, we're going to talk about it. And if I think waiting makes more sense than buying or selling right now, I'll tell you that too.

My job isn't to convince you to complete a transaction. It's to give you the information, context, and professional guidance you need to make a good decision. Sometimes that leads to a closing. Sometimes it leads to deciding not to make a move yet. Both can be successful outcomes.

Whether you’re purchasing your first home, moving locally, relocating to a new state, buying a second home, or simply starting to explore what’s possible, I’ll help you understand both the properties you’re considering and the market around them. We’ll look at comparable sales, current competition, property condition, offer strategy, inspections, negotiations, ownership costs, and the other factors that should influence your decision. In South Florida, that may also include condo reserves, special assessments, flood zones, insurance, property taxes, building age, HOA requirements, waterfront considerations, and other issues that can significantly affect a purchase. I don’t want to simply tell you what to do. I want you to understand why I’m making a recommendation. You make the decisions. I’ll make sure you have the information you need to make them.

Selling requires a strategy built around the property and the local market. We’ll look at condition, recent comparable sales, current competition, buyer demand, potential improvements, pricing, presentation, marketing, and the issues that may affect buyer confidence. In South Florida, that may also mean accounting for insurance, roof age, hurricane protection, condo reserves, special assessments, HOA requirements, waterfront condition, or building inspection concerns. Then we’ll develop a strategy around your property and your goals. If you’re only beginning to consider selling, we can start with a much simpler question:

What could your home realistically be worth?

There’s no obligation to list simply because you ask.

I don't have a complicated philosophy about working with clients. Communicate. You shouldn't have to chase your Realtor to find out what's happening. Be honest. Good advice isn't always the answer someone hoped to hear. Do the homework. If I don't know something, I'll research it rather than pretend I do. Have a strategy. Every buyer, seller, and property is different. The approach should be too. Explain the why. You should understand the reasoning behind important recommendations. Respect the decision. It's your home, your money, your timeline, and ultimately your choice. And don't pressure people into making one of the biggest financial decisions of their lives. That last one shouldn't be unusual.
