Wilton Manors Real Estate, Homes & LGBTQ+ Living

Thinking about buying, selling or moving to Wilton Manors, Florida?

Wilton Manors is a small Broward County city surrounded largely by the Middle River and located immediately next to Fort Lauderdale. Known as the Island City, it combines single-family homes, condos, townhomes and waterfront properties with a compact commercial district centered around internationally known Wilton Drive.

Wilton Manors is also one of South Florida's most visible LGBTQ+ communities.

The City of Wilton Manors openly recognizes and supports its LGBTQ+ community, is home to the Pride Center at Equality Park, hosts major LGBTQ+ events and identifies Wilton Drive as the center of a large concentration of LGBTQ+-friendly businesses. Wilton Manors

But buying here involves more than deciding that you like Wilton Manors.

Depending on the property, you may also need to consider:

  • Home or condo price.
  • Distance from Wilton Drive.
  • Flood zone.
  • Homeowners insurance.
  • Flood insurance.
  • Waterfront location.
  • Seawall condition.
  • Condo reserves.
  • Special assessments.
  • HOA or condo fees.
  • Property taxes.
  • Building condition.
  • Roof age.
  • Hurricane protection.
  • Walkability.
  • Parking.

I'm Ryan Sullivan, an openly gay Florida Realtor serving Greater Fort Lauderdale, and this page is designed to help you understand Wilton Manors before you start narrowing down individual properties.

Whether you're already in South Florida or considering relocating here from another state, my goal is to help you compare the actual homes, ownership costs and locations so you can decide whether Wilton Manors fits what you're looking for.

Is Wilton Manors a Good Place to Live?

The answer depends on what you want from your home and location.

Wilton Manors may be worth considering if you're looking for a small South Florida city with:

  • A highly visible LGBTQ+ community.
  • Restaurants, bars and businesses along Wilton Drive.
  • Walkable areas.
  • Single-family homes.
  • Condos and townhomes.
  • Waterfront properties.
  • Easy access to Fort Lauderdale.
  • Parks and waterways.
  • A compact city footprint.

The City of Wilton Manors is only about two square miles, so distances between residential areas, Wilton Drive and surrounding Fort Lauderdale and Oakland Park can be relatively short. The U.S. Census Bureau estimated the city's population at approximately 11,655 residents in 2025. Census.gov

Before buying in Wilton Manors, I recommend comparing:

  • Purchase price.
  • Total monthly ownership cost.
  • Flood exposure.
  • Insurance.
  • Condo or HOA fees.
  • Walkability.
  • Distance from Wilton Drive.
  • Waterfront versus non-waterfront property.
  • Property condition.
  • Parking.
  • Your long-term plans for the property.

There isn't one Wilton Manors housing experience. A condo close to Wilton Drive, a waterfront single-family home and a property on the western side of the city can each provide a different ownership experience.

Where Is Wilton Manors, Florida?

Wilton Manors is located in Broward County in the heart of Greater Fort Lauderdale.

It sits:

  • Immediately north of Fort Lauderdale.
  • Immediately south of Oakland Park.
  • West of Federal Highway.
  • East of Interstate 95.
  • A short distance from downtown Fort Lauderdale.
  • A short drive from Fort Lauderdale Beach.
  • Near Fort Lauderdale-Hollywood International Airport.

The city is surrounded almost entirely by the North and South Forks of the Middle River, which is why Wilton Manors is known as the Island City. The city reports approximately 13 miles of waterways winding through and around the community. Wilton Manors

That geography is particularly important for real estate because Wilton Manors includes both:

  • Non-waterfront residential properties.
  • Canal and riverfront properties.

If waterfront ownership matters to you, the individual property's water access, seawall, flood exposure and location become important parts of the search.

Current market

What Is the Wilton Manors Real Estate Market Like?

Wilton Manors is a small real-estate market, and prices can vary significantly according to property type, location and waterfront access.

As of August 2026, Zillow reported:

  • Typical Wilton Manors home value: approximately $579,530.
  • Year-over-year change: approximately +0.3%.
  • Homes for sale: approximately 174.
  • Median list price: approximately $692,483.
  • Median days to pending: approximately 75 days.

Zillow reported a median sale price of approximately $506,000 in July 2026. Zillow

Those numbers are useful for understanding the overall market, but they should not be treated as the value of an individual home. Pricing can vary substantially based on:

  • Single-family versus condo.
  • Waterfront versus non-waterfront.
  • Lot size.
  • Pool.
  • Renovation level.
  • Age.
  • Distance from Wilton Drive.
  • Square footage.
  • Parking.
  • HOA or condo costs.
  • Property condition.

Recent comparable sales around the specific property are much more useful when deciding what an individual home is worth.

Housing types

What Types of Homes Can You Buy in Wilton Manors?

For a city of its size, Wilton Manors offers a surprisingly varied housing market.

Depending on your budget and location, you may find:

  • Single-family homes.
  • Condominiums.
  • Townhomes.
  • Waterfront homes.
  • Canal-front homes.
  • Smaller condo buildings.
  • Larger condo communities.
  • Older Florida homes.
  • Renovated homes.
  • Newer redevelopment.
  • Multi-family properties.

Recent sales show the range clearly: Wilton Manors transactions can include relatively inexpensive one- and two-bedroom condos as well as single-family and waterfront properties selling well above $1 million. Zillow

This is why I recommend deciding what type of ownership you want before focusing only on the city name. For example, a buyer who wants to walk to Wilton Drive may conduct a very different search from someone prioritizing:

  • A large lot.
  • Pool.
  • Garage.
  • Waterfront access.
  • More living space.
  • Lower monthly association costs.

Areas of Wilton Manors

Wilton Manors Areas to Compare

Wilton Manors is geographically small, but where you live within the city can still affect:

  • Walkability.
  • Distance to Wilton Drive.
  • Waterfront access.
  • Property type.
  • Lot size.
  • Traffic patterns.
  • Flood exposure.
  • Condo availability.

The city recognizes several neighborhood organizations, including Wilton Manors East, Three Bridges of East Wilton Manors, Central Area Neighborhood Association and the Westside Association. Wilton Manors

Rather than trying to label one part of Wilton Manors as “best,” compare individual properties using the characteristics that matter to you.

Wilton Drive and Central Wilton Manors

Wilton Drive is the city's primary business and entertainment district. The City of Wilton Manors reports that the district contains more than 30 restaurants, lounges and nightclubs, in addition to stores and services. Properties close to Wilton Drive may appeal to buyers prioritizing:

  • Restaurants.
  • Bars.
  • Shopping.
  • Events.
  • Walkability.
  • Reduced dependence on driving.

The city specifically notes that many people search for housing within walking distance of Wilton Drive. When comparing homes near the Drive, also consider:

  • Parking.
  • Noise.
  • Property type.
  • Lot size.
  • Condo or HOA fees.
  • Distance from the commercial district.

East Wilton Manors

Eastern Wilton Manors provides another mix of:

  • Single-family homes.
  • Condominiums.
  • Townhomes.
  • Waterfront properties.
  • Residential streets.
  • Access toward Federal Highway and eastern Fort Lauderdale.

Property characteristics can change quickly even within a relatively short distance, so evaluate the actual address rather than assuming all eastern Wilton Manors properties are similar.

West Wilton Manors

Western Wilton Manors contains its own mix of:

  • Single-family homes.
  • Residential streets.
  • Waterfront properties.
  • Properties closer to I-95.
  • Access toward Oakland Park and surrounding Broward communities.

If you're comparing east versus west, consider the actual commute and destinations that matter to you rather than choosing solely from a map.

Waterfront Wilton Manors

Because the Middle River wraps around much of the city, waterfront property is an important part of the Wilton Manors market. Waterfront buyers may need to investigate:

  • Seawall condition.
  • Dock.
  • Water depth.
  • Fixed bridges.
  • Ocean access.
  • Flood zone.
  • Elevation.
  • Insurance.
  • Maintenance.
  • Lot orientation.

Not all waterfront properties offer the same boating access or ownership costs.

Wilton Drive / Walkability

What Is Wilton Drive?

Wilton Drive is the primary commercial, dining and entertainment corridor in Wilton Manors.

The City describes it as the city's main business district and notes its large concentration of restaurants, lounges, nightclubs, stores and services. For real-estate buyers, one of the most important questions is:

How close do you actually want to live to Wilton Drive?

You may prioritize being able to walk to:

  • Restaurants.
  • Bars.
  • Coffee.
  • Shops.
  • Entertainment.
  • Events.
  • Services.

Or you may prefer a property farther from the commercial corridor while still being only a short trip away. That's why I recommend measuring the actual distance from each property rather than relying on a listing description that simply says “near Wilton Drive.”

LGBTQ+ Wilton Manors

LGBTQ+ Life and Real Estate in Wilton Manors

LGBTQ+ identity is an unusually visible part of Wilton Manors' civic, cultural and business life.

The City of Wilton Manors itself maintains an official LGBTQ+ Life in Wilton Manors resource and highlights its long-standing relationship with the gay, lesbian, bisexual and transgender community. The city was identified after the 2010 Census as the “Second Gayest City” in the United States and continues to actively recognize its LGBTQ+ community. Wilton Manors is home to:

  • The Pride Center at Equality Park.
  • Wilton Drive.
  • LGBTQ-owned and LGBTQ-friendly businesses.
  • Stonewall Pride events.
  • LGBTQ community organizations.
  • LGBTQ nightlife.
  • Restaurants and entertainment.
  • LGBTQ representation in community leadership.

One important distinction is that the City specifically says Wilton Manors does not have one isolated “gay neighborhood.” LGBTQ+ life is part of the broader city rather than limited to one residential section. I'm also an openly gay Realtor, so LGBTQ+ representation is personal to me rather than simply a marketing category. Some clients specifically want an LGBTQ+ Realtor because they value:

  • Representation.
  • Shared experience.
  • Not having to explain their relationship or household.
  • Working with someone familiar with LGBTQ+ community resources.

Others simply want a capable Realtor and don't care about their agent's identity.

Either is completely valid. My role is still to help you compare objective real-estate factors such as:

  • Property.
  • Price.
  • Flood exposure.
  • Insurance.
  • Condo fees.
  • Waterfront considerations.
  • Walkability.
  • Distance from destinations important to you.
  • Condition.
  • Resale considerations.

I won't tell you where you should live because of your identity. I will help you understand the properties and communities you're considering so you can decide what fits you.

Parks, waterways and outdoor space

Parks, Waterways and Outdoor Life in Wilton Manors

Wilton Manors may be best known for Wilton Drive, but the city also has a substantial network of parks and waterways for its small geographic size. The city reports approximately:

  • 66 acres of developed and undeveloped open space.
  • 15 parks and boat ramps.
  • Approximately 13 miles of navigable waterways.

City facilities include:

  • Richardson Historic Park & Nature Preserve.
  • Colohatchee Park.
  • Colohatchee Dog Park.
  • Hagen Park.
  • Stafford Park & Nature Preserve.
  • Mickel Park.
  • Donn Eisele Park.
  • Snook Creek.

Amenities can include:

  • Walking trails.
  • Boat access.
  • Kayak access.
  • Dog park.
  • Tennis.
  • Pickleball.
  • Outdoor fitness.
  • Community centers.
  • Playgrounds.
  • Nature areas.

For buyers, proximity to parks and water access may be worth adding to your property comparison.

Condos

What Should I Know Before Buying a Condo in Wilton Manors?

Wilton Manors has condo and townhome options at a wide range of price points. When buying a condo, don't evaluate only the unit. Review the association as well. Depending on the building, that can include:

  • Monthly condo fees.
  • Association budget.
  • Reserve funding.
  • Special assessments.
  • Insurance.
  • Building age.
  • Milestone inspection requirements.
  • Structural Integrity Reserve Studies.
  • Planned projects.
  • Rental restrictions.
  • Pet restrictions.
  • Parking.
  • Amenities.
  • Association rules.

Florida's current condominium laws can create important financial differences between buildings, particularly for older multi-story condominium properties. Two units with similar purchase prices can have very different total ownership costs because of:

  • Monthly fees.
  • Reserves.
  • Insurance.
  • Upcoming projects.
  • Special assessments.

I recommend reviewing those issues before treating the listing price as the complete cost of buying the property.

Flooding and insurance

Do Wilton Manors Buyers Need to Consider Flood Zones?

Yes. Flood exposure should be evaluated at the individual property level. Wilton Manors is surrounded largely by the Middle River and includes extensive waterways, so buyers should not assume two nearby properties have the same flood considerations. The City of Wilton Manors directs residents and buyers to FEMA's property-level flood maps and notes that updated Broward County flood maps became effective in July 2024. Depending on the property, investigate:

  • FEMA flood zone.
  • Elevation.
  • Flood insurance.
  • Homeowners insurance.
  • Prior flood history.
  • Drainage.
  • Hurricane protection.
  • Building elevation.
  • Elevation certificate.
  • Waterfront exposure.

The city also notes that even when FEMA does not require flood insurance for a particular address, a mortgage lender may still require coverage.

Transportation and Walkability

Can You Live in Wilton Manors Without Driving Everywhere?

Wilton Manors' compact size gives some properties more walkable access to businesses and services than many suburban South Florida locations. However, the answer depends on the individual address. Transportation options include:

  • Walking.
  • Biking.
  • Broward County Transit.
  • Uber and Lyft.
  • Circuit electric shuttle.
  • Driving to nearby Fort Lauderdale transportation hubs.

The city currently operates a Circuit electric shuttle service for trips around Wilton Manors and also provides certain Uber and Lyft discounts for trips to the Arts and Entertainment District. Broward County Transit also serves Wilton Manors through several routes in and around the city. Broward County

If reducing your dependence on a car matters, compare the actual property with:

  • Wilton Drive.
  • Grocery stores.
  • Restaurants.
  • Work.
  • Parks.
  • Fort Lauderdale.
  • Transit stops.
  • Medical services.
  • Your regular destinations.

Property taxes / ownership costs

What Should Buyers Know About Wilton Manors Property Taxes?

Don't estimate your future Wilton Manors property taxes simply by looking at what the current owner pays. Florida's Homestead Exemption and Save Our Homes assessment rules can mean that a long-time owner's current tax bill is significantly different from what a new buyer eventually pays. After a sale, the property can be reassessed under Florida rules. The Broward County Property Appraiser specifically advises buyers that the seller's exemption and Save Our Homes assessment benefits generally expire after the year of sale, and the office provides a New Homebuyer's Tax Estimator for planning purposes. Broward County Property Appraiser

Qualifying Florida residents may later be eligible for:

  • Homestead exemption.
  • Save Our Homes assessment limitation.
  • Portability from a previous Florida homestead in qualifying circumstances. Florida Department of Revenue

Before purchasing, I recommend estimating your expected tax bill after the sale, rather than relying exclusively on the seller's current amount.

Relocation

Moving to Wilton Manors From New Jersey or Another State

Wilton Manors attracts buyers relocating from other parts of Florida and from other states.

For someone moving from the Northeast, there may be several unfamiliar ownership considerations. Those can include:

  • Florida homeowners insurance.
  • Flood insurance.
  • Hurricane preparation.
  • Property reassessment after purchase.
  • Homestead exemption.
  • Condo reserves.
  • Special assessments.
  • HOA and condo rules.
  • Waterfront ownership.
  • Roof and wind-mitigation considerations.
  • Different construction styles.

I'm licensed in both Florida and New Jersey, so I'm particularly familiar with the questions that arise when someone is comparing a Northeast real-estate market with South Florida. If you're considering a move to Wilton Manors, we can begin before you arrive. That may include:

  • Reviewing current listings.
  • Comparing Wilton Manors with Fort Lauderdale.
  • Comparing Wilton Manors with Oakland Park.
  • Comparing condos with single-family homes.
  • Evaluating distance from Wilton Drive.
  • Estimating total ownership costs.
  • Identifying homes to tour.
  • Planning a focused home-search trip.

You don't need to have everything figured out before we start.

Nearby Comparisons

What Other Cities Should I Compare With Wilton Manors?

Because Wilton Manors is small and surrounded by the broader Fort Lauderdale market, buyers often benefit from looking just beyond the municipal boundary.

Fort Lauderdale

Fort Lauderdale surrounds Wilton Manors to the south and offers a much larger housing market. It may provide additional choices involving:

  • Condos.
  • Single-family homes.
  • Waterfront housing.
  • Beach access.
  • Downtown living.
  • Luxury properties.

Oakland Park

Oakland Park borders Wilton Manors to the north. It is especially useful to compare when you're looking for:

  • Single-family homes.
  • Condos.
  • Townhomes.
  • Different price points.
  • Continued proximity to Wilton Manors and Fort Lauderdale.

Victoria Park / Fort Lauderdale

Victoria Park is part of Fort Lauderdale and may appear in searches for buyers looking relatively close to downtown, Las Olas, Wilton Manors and the beach.

Pompano Beach

Pompano Beach is farther north and can add:

  • Beach properties.
  • Condominiums.
  • Waterfront housing.
  • Additional single-family inventory.

The goal isn't to choose from a city name alone. It's to compare actual properties, ownership costs and locations.
