There isn't one single South Jersey real estate market. Home values and buyer demand can vary significantly between communities and sometimes even between neighborhoods within the same town. A home in Collingswood or Haddon Township may compete for a different buyer than a property in Cherry Hill, Medford, Moorestown, Washington Township, or Mullica Hill. Property type, price range, condition, location, inventory, and current buyer demand all influence what happens when a particular home reaches the market. That's why I don't believe your home's value should be determined by a generic South Jersey average. Your property should be evaluated within its actual local market.

f you've already checked your home's value on Zillow, Realtor.com, Redfin, or another real estate website, you probably already have an estimate. That number can be helpful, but automated valuation tools rely heavily on available property data and comparable sales. They may not fully account for the things that make your home different. An algorithm may not know that you've remodeled your kitchen, finished your basement, replaced major systems, renovated your bathrooms, improved your outdoor space, or maintained your property differently from another home nearby. It can also be difficult for an automated estimate to account for differences in condition, layout, location within a neighborhood, presentation, and current buyer demand.
